Real Estate Tokenization, what an NFts?

Traceability, security, democratization and less time in operations are some of the promises that real estate tokenization enthusiasts—that is, the sale of Real Estate NFTs—make when defending this digital system; This is already a reality in many countries and Mexico already has real estate projects with this modality.

One of the many challenges of this model is the lack of knowledge that the general public has about it. Of course, the most common question is: What is an NFT?

The concept is an acronym for Non-Fungible Token, which is a unique unit of data stored on a digital ledger (blockchain).

The above may say a lot or nothing, but landed in the world of real estate, an NFT or token would function as a digital certificate that represents the rights over a physical real estate property and the usufruct derived from its exploitation, according to Kenji López, co-founder of Urvita.

According to the specialist, in the future, this certificate would allow value operations on Web3, a technology that is seen as the next step in digital evolution, since, among other things, it would have ownership and transaction models between the physical universe. and virtual, in a secure, traceable and immutable way.

Democratize the sector

But what benefits would real estate tokenization bring? López mentioned that the real estate industry, especially the housing industry, traditionally relies on mortgage financing, which limits buyers who do not have a credit history or a formal job.

In this case, NFTs would democratize the market by dividing properties so that each person can acquire a portion of it in an affordable way, with minimum prices of 500 to 3,000 pesos, in order to receive income from the rentals and, little by little , form an estate.

“Currently, the housing market is more of a credit market. We see in tokenization a form of solution to the limited access that exists in the purchase of real estate, because, with little money, you can build a real estate asset free of debt,” commented the expert.

Although the model may sound similar to that proposed by Real Estate Fibers or collective funding platforms (also known as crowdfunding), Román D. González, Notario 38 in Tabasco, highlighted that these focus on investment to obtain profitability.

“On the other hand, tokenization is framed in the right derived from property, reflected in the lease or in own use,” he declared during his participation in the Second Great Legaltech Forum in Mexico.

On the other hand, the technology offered by tokens, he said, opens an opportunity to reduce the friction, procedures and costs associated with traditional real estate sales.

Where do cryptocurrencies come in?

A key point in real estate tokenization is payment, which is made through cryptocurrencies.

For Diego Linares, technology director of the developer Akún, the issuance of NFTs is a strategy to attract investors from the crypto world, since it is estimated that 13% of Mexicans invest in this type of digital currencies.

Recently, the company announced a project of 234 apartments, located in Mérida, Yucatán; available to purchase with bitcoin and stablecoins such as Tether or DAI.

“We want to diversify the possibilities of our national and international investors. This way we anticipate what is coming, because this is already a fact, it is not something we are inventing, there are even crypto ATMs in Monterrey,” Linares said in interview for Econohábitat.

The firm’s objective is for at least 25% of the residential units that are under development in Mérida to be marketed through cryptocurrencies. A second stage of the project will be to launch NFTs of them.


Regulation in diapers

As in most cases, technology is many steps ahead of regulation. In the case of real estate tokenization, experts mentioned that Mexico’s regulatory framework has been “a straitjacket” to reach the market ideal.

“First we have to understand the nature of these technologies and what they want to respond to. We want to get to the transmission of the right represented by a token, we have to move to loosen that shirt and do it. It will depend on the visionaries in companies and in government to push regulation, because if we wait for the laws to change on their own, we could get stuck for a long time,” highlighted the notary public.

González insisted that it is essential to take care of certain variables, such as tax and legal issues, to provide legal certainty to buyers of real estate NFTs.

In this sense, Linares confirmed that Akún has collaborated with advisors from Spain, one of the most advanced countries in real estate tokenization, to form a legal-fiscal strategy that makes the issuance of tokens a reality without falling into any fault.

Regarding the detractors of this system, González assured that it is a matter of time and of strengthening the arguments in favor to demonstrate that it is the answer to the problems of the real estate sector.

“There is a lot of opposition to all this, but I don’t see it as a war, I think that, instead of wanting to defeat them, we must strengthen ourselves to show that what we do is real, possible and that it will solve many pains that our industry suffers today , all citizens,” highlighted the notary.

Jalisco compite por turismo médico de Norteamérica

• Se construirán nuevos o rehabilitarán, según sea el caso, hospitales y centros de salud en todo Jalisco, teniendo cobertura del 100 por ciento de la población no asegurada en la entidad al finalizar el sexenio.

 

• Los recursos provendrán de reasignaciones presupuestales, programaciones multianuales y de la recaudación estatal de 2022, 2023 y 2024 

• Estas acciones también contribuirán a incrementar la certificación de los servicios médicos que presta Jalisco, teniendo como meta posicionar a Jalisco con el mejor sistema de salud pública de todo el país

• De 2019 a 2021 se invirtieron en este rubro 1,666 mdp

El Gobierno de Jalisco presentó este lunes el plan de inversión en infraestructura de salud para los próximos 3 años, el cual contempla una inversión de 6 mil 160 millones de pesos (mdp) para la construcción, reconstrucción o rehabilitación, según sea el caso, de hospitales y centros salud en todo el Estado, sin adquirir deuda pública, al estar contemplado proveer dichos recursos a través de reasignaciones presupuestales, programaciones multianuales y la recaudación estatal de 2022, 2023 y 2024, anunció en rueda de prensa el Gobernador Enrique Alfaro Ramírez. 

“En total lo que requerimos para arreglar todo nuestro sistema de salud, lo que nos falta, lo que estamos construyendo son 6 mil 160 millones de pesos; para contar con dichos recursos hicimos toda una reprogramación presupuestal, no se va a adquirir un peso de deuda, eso es muy importante aclararlo, es una reprogramación del presupuesto de este año y es una programación multianual del presupuesto 2023 y 2024”, detalló el mandatario.

Agregó que para garantizar la conclusión de las obras programadas, la estructura presupuestal del plan permite que las mismas puedan licitarse con anticipación este mismo año a través de convocatorias abiertas.

Además, Enrique Alfaro precisó que este plan será parteaguas a nivel nacional no solo por el monto de recursos invertidos, sino por la meta establecida al finalizar el sexenio para que Jalisco se posicione como el Estado con el mejor sistema de salud pública del país, así como el incrementar al 100 por ciento la cobertura de atención médica a la población no asegurada en la entidad. 

“Con este plan buscamos poder cerrar todas las obras de infraestructura de salud que necesitamos para tener a Jalisco como un Estado líder en su sistema de salud pública; al final del sexenio tiene que haber cobertura general, 100 por ciento de la población abierta que no tenga seguridad social, será atendida en materia de salud, porque a final de cuentas ese fue el compromiso que hicimos cuando el Gobierno de Jalisco decidió no adherirse al modelo de INSABI, entonces justo el propósito y todo el planteamiento que estamos haciendo es para garantizar esa cobertura, y por otro lado tener atención a temas específicos que sabemos nos están presionando en el salud como es el tema de atención a pacientes con cáncer, entre otros”, destacó. 

Además de los 6 mil 160 mdp a invertir en 2022, 2023 y 2024, el Gobierno de Jalisco invirtió los primeros tres años de gobierno 1,666 mdp en el mejoramiento de la infraestructura hospitalaria del sistema de salud Jalisco.  

Por su parte, el secretario de la Hacienda Pública, Juan Partida Morales, destacó que para terminar las obras proyectadas para 2022, 2023, y 2024, se fijaron fechas en coordinación de la SIOP para que puedan disponerse de los recursos conforme avancen las licitaciones de cada proyecto.

“Básicamente en conjunto con la Secretaría de Infraestructura y Obra Pública se hizo un calendario pensando en cuándo se necesita el recurso para los anticipos, para la ejecución de obras y para los finiquitos”, dijo el secretario.

El secretario de Salud, Fernando Petersen Aranguren, dijo que con la inversión que se hará para construir nuevos hospitales, rehabilitar los ya existentes, así como la intervención de centros de salud de las 12 regiones sanitarias, al finalizar el sexenio, se podrá llegar a la certificación en servicio de calidad del 100 por ciento de los centros de salud, así como de los servicios de segundo nivel a cargo del Estado. 

“El nivel de calidad y el nivel de acreditación viene desde un 12 por ciento que fue en el año 2018, hasta el 100 por ciento al concluir estos trabajos”, precisó Petersen Aranguren.

De acuerdo con Núñez, actualmente distintos países en el mundo se disputan al turismo médico; entre ellos, Costa Rica, Turquía, Egipto, Polonia y los países sudamericanos, debido a la derrama económica que genera el turismo de salud.

“Un visitante de turismo (de recreo) gasta un promedio de 1,115 dólares, pero un visitante de turismo médico gasta en promedio 10,000 dólares”, sostuvo el experto durante la presentación del Congreso de Turismo Médico, que su próxima edición se realizará en Zapopan el 17 y 18 de marzo del 2022.

Al dimensionar el mercado potencial que supone este sector, Frank Núñez subrayó que “esta economía es nueva, y hay 98 millones de americanos que están dispuestos a salir de Estados Unidos para tratamientos médicos, y de ellos, sólo han salido 780,000 pacientes para tratamientos médicos, es un dato del 2019”.

Por su parte, el presidente del Clúster de Turismo Médico de Jalisco, Carlos Rodríguez Zárate, indicó que en Estados Unidos “el costo de la salud es extraordinariamente alto” mientras el mercado de Canadá tiene problemas con la medicina especializada y los tiempos de espera que tiene esta población.

Al respecto, el director del hospital Real San José, Joaquín Jiménez, comentó que “por ejemplo, una cirugía robótica para un cáncer de próstata sale a mitad de precio aquí en Jalisco que en cualquier hospital de Estados Unidos o de Canadá”.

Actualmente, las instituciones que participan en este ecosistema son los hospitales Real San José, Hospital San Javier, Hospital México-Americano, Hospitales Puerta de Hierro y Hospital Lomas Providencia.Durante el Congreso de Turismo Médico en marzo del próximo año, “vamos a darle las herramientas a los participantes para que puedan, además de obtener pacientes, convertir a esos pacientes en embajadores del destino”.
